Amberley Country Estate’s architect designed, high quality, low maintenance villas have been meticulously designed to be secure and future-proof including pre-wiring for Electric Vehicles.


Our 3-bedroom villas boast two bathrooms and spacious 161m2 and 185m2 floor plans, while 2-bedroom villas start at 94m2 and are 113m2 and 134m2 in area (with a study nook) or larger if you opt for a double garage.

All retirement homes are generously proportioned, inside and out - you’ll appreciate that extra space when family and friends come to visit. 

For your peace of mind and security we also install more "Call" buttons than we've seen in many other competitors villas.

The 2-Bedroom+Study Hauraki is one of our most popular Villas.


A Duplex Villa, it has east and east mirrored options, as well as variations with the Garage entry from the north or south. Vaulted cathedral-style ceilings give the open plan kitchen-living area - complete with study - a real sense of spaciousness and definite wow factor. With two good sized bedrooms, the added convenience of a guest WC and a single car garage with extra storage, the Hauraki is the ideal home if you are looking to downsize.

The layout of Amberley Country Estate is different to most other Villages.


Instead of lines of similar homes in a row, we have a wide range of villas, with each street set out in a uniquely distinctive layout.  Shared right-of-ways gives a more intimate feel, like living in a cul-de-sac. But, with rural-people in mind, some homes have private driveways and extra generously sized yards. 

As well as meaning the Village doesn’t feel like all the homes are the same, each yard is unique too. Streets are beautifully landscaped with attractive colourful plantings. Paths meander through the village and pocket-parks abound. 


This extra “visual amenity” gives your home more individuality and the streets more character, meaning the village feels more special and upmarket.
